The Mongolian Property Market has gone through a very high rise in prices over the past 5 years. This has been fueled by speculations in the mining industry as well as a general lack of supply of newly built property. Foreign Investors are free to own freehold property in their own names with no need for partnerships with a Mongolian entity. Property taxes are  generally low and the property protection laws are in place to safeguard your investment. Rental yields are still high (on average 13%) and strong demand for decent rental properties is expected over the next few years as the mining industry picks up pace.

Over the last few years, I have taken advantage of the rise in property prices, the low taxes and the friendly foreign investment environment to purchase a number of residential properties. I currently fully own a number of apartments within the Ulaanbaatar city center. These are currently available for either rental or for purchase.

The Central Avenue Apartment

This 89 square meter apartment is located between the State Department Store and the Circus. It features 2 bedrooms, 1 full bathroom, a large living room with an open plan modern kitchen. The apartment has been fully refurbished with 3 meter high ceilings throughout as well as German Shucko windows and radiators. The apartment has been fully furnished with high quality furniture from Europe, Indonesia and Korea.

The apartment overlooks a quiet courtyard with a fountain on one side and the main shopping street of the city on the other side. It is ideally located in the very heart of the Ulaanbaatar commercial and entertainment district. It is within a few minutes walk of all the main markets shops and restaurants. This apartment is currently rented until March 2010. This apartment can be purchased with the condition that the tenancy agreement stays unchanged until its completion.

The Russian Embassy Duplex

This 98 square meter duplex is located across from the Central Avenue Apartment in a quiet courtyard next to the Police Station and across from the Russian Embassy. Sandwiched between the two main commercial streets of Ulaanbaatar, Peace Avenue and Soul Street means that all the bars, restaurants and shops are within a couple of minutes walk.

Located on the 5th and 6th floor of this modern building, it has two comfortable bedrooms and a full bathroom with bath and shower upstairs while the downstairs area has a large living area with an open kitchen and dining room. The apartment also has two large balconies and excellent views to the East of Ulaanbaatar. Available for purchase fully furnished.

The Mongol Bank Penthouse

This 240sqm large penthouse is a unique property in Ulaanbaatar. Comprised of three separate apartments that have been joined and fully refurbished, taking the full top floor with views over the children’s courtyard and one of the city’s main green park’s.   • Dear Alex,
    No such thing as a residential visa, you can get an investors visa or a tourist visa or even a work visa but not a pure residential visa. You can get a residential permit after having lived full time in Mongolia for 5 years but will still need another type of visa.
